There seems to be more urgency on the sites works as there are more activities on site in the pass few days. The guard house and perimeter fencing are currently being constructed. I suspect they are starting to worry as LAD has commenced for some of the fellow purchasers.

Incidentally, I also received a letter from the Developer today stating that SR is nearing completion and that they had appointed a real estate agent to, and I quote "provide expert advise while assisting fellow owners to sell or lease out their apartments on the soonest basis with the highest return".

Well, let us all hope that this agent will help to stabilize and maximize the sales price and apartment rentals of SR.

Property tax only for sales within five years of purchase

PUTRAJAYA: The real property gains tax (RPGT) announced during the 2010 Budget will now only apply to property sold less than five years from its purchase, Datuk Seri Najib Tun Razak said.

The Prime Minister said the 5% tax would now only be imposed on property sold within five years of the date of purchase.

He said the decision would cause the Government to lose about RM200mil in revenue, adding the move was made following appeals from the Federation of Chinese Associations of Malaysia (Hua Zong) and the business sector.

“This was also decided upon as the Government wants to see a stronger growth in the property sector next year. We are willing to forgo a substantial amount of revenue so that the sector can expand and grow.

“The property sector has shown signs of improvement but we feel that it requires further impetus so that it can continue to grow from strength to strength.

“We have met one of Hua Zong’s request and we hope they will respond accordingly by working even closer with the Government in the future,” he said at the swearing-in ceremony of Hua Zong’s office bearers for the 2009-2011 term at a hotel here last night.

Also present were MCA president Datuk Seri Ong Tee Keat, vice-president Datuk Seri Liow Tiong Lai and Hua Zong president Tan Sri Pheng Yin Huah.

Najib also announced that hotels undertaking additional investments to renovate, refurbish and expand their property would enjoy 60% re-investment allowance extended to 15 years, adding that the incentive was for a period of 10 years.

Najib said he also wanted to see a more active private sector, which he noted had been rather “lethargic” and had been more interested in investing abroad compared to domestically.

He also said that the country needed leaders who were moderate and pragmatic in fighting for the interest of the people.

“The Chinese can fight for the rights of the Chinese while the Malays can fight for the Malays. Likewise with other races. But it does not have to be at the expense of others,” he stressed.

Pass by the site today and snap a few photos in a rush. Buildings works are almost ready, however Tower 2 is still far behind as glazing have yet to be installed for the windows. Now they are concentrated on the external works

I wonder if fellow Tower 2 Serrians have a later Sale and Purchase Agreement (SPA) date compare to those in Tower 1. My last date for Vacant Possession is 20 December 2009!

Looks like we will be exercising Clause 26 of the SPA and claim Liquidated Damages from the developer.

Also noticed a new signboard on site put up by the developer's agent selling and renting out units.

Landslip at Kinrara construction site

A LANDSLIP occurred along Jalan BK 4/10C in Bandar Kinrara 4, Puchong, yesterday morning but therer was no major damage.

Kinrara assemblyman Teresa Kok and her team visited the site shortly after receiving news about the incident to assess the situation.

According to Kok’s assistant and former Subang Jaya Municipal councillor Gary Chong, the landslip occurred at a construction site of some medium-cost condominium blocks, which is near some single-storey houses.

“The developer, who was excavating the drain, had dumped the soil next to some hoarding. The hoarding eventually gave way.

Minor mishap: The landslip caused earth from the construction site (left) to break the hoarding and spill over onto the lawn of a neighbouring single-storey house.

“There was some minor damage, like a collapsed gantry and damaged drain, not to mention a road and drains that are soiled with mud,” he said.

“It so happened that the incident happened in the morning when most residents were at work. Their vehicles could’ve been damaged had the landslip occurred much later.”

Chong said the Subang Jaya Municipal Council’s (MPSJ) Engineering Department had sent a team to the site and instructed the developer to rectify the situation immediately.

“The MPSJ has given the developer one day to complete the rectification work or be slapped with a summons.

“The developer has agreed to undertake the repair work,” he said.

I was at MPSJ this morning and noticed that Prasarana had set up a booth to display the proposed extension and alignment of the two LRT lines, one of which would pass through Bandar Kinrara. There will be 3 proposed stations at Bandar Kinrara, at BK 2 / BK5A, at BK3 / Taman Perindustrian Kinrara and at BK9 / Taman Industri Bukit Kinrara. This is very good news indeed.

The booth will be there for 3 months until 14 December 2009 for public viewing and comments. The following were photos taken at the booth: -

The progress of the project seems rather slow especially Tower 2 :( . But the good news is that they are installing glass panels to the windows in Tower 1. Tower 1 now looks more 'complete'. I must say that with the glass panels installed, it is looking rather good :)

Subang Police Complex Ready By Year-end

Construction work on the new Subang Jaya district police headquarters is on schedule and the complex is expected to be completed by the end of the year and ready for occupation by the first quarter of next year.

The complex, located on 2.05ha land at the junction of Jalan Bandar Kinrara 5 and 6, comprises an administration block and 18 units of F-Class police living quarters.

According to developer Pem-binaan BLT Sdn Bhd managing director Mohd Hatar Ismail, the facilities include lock-up cells, a traffic pound, an exhibit store, and an indoor shooting range,

“The structural works completed so far include the administration building blockup to its first floor beam and the living quarters block up to the roof beam,” Hatar said.

Based on the artist’s impression, the headquarters complex appears impressive with its contemporary design, featuring slanting glass panels which allow more natural light to enter the building.

“Despite having a small land area of just 2.05ha, the public can be rest assured that all the essential facilities will be available at the Subang Jaya police complex.

“It will be a fully functional district police headquarters,” he said.

“It will have a sub-basement car park for the benefits of both the police personnel and the public,” he said.

Hatar said that the estimate construction cost of the project was about RM60mil.

According to Hatar, his company holds regular site meeting with the contractor, consultants and the police authorities.

Currently, the Subang Jaya district police headquarters operates from a shoplot in Taman Putra Permai in Seri Kembangan.

According to Hatar, after the complex is completed, it will take at least two to three months to obtain the certificate of fitness for occupation (CF) from the Subang Jaya Municipal Council (MPSJ) before the police could move in.

More interior photos update. Most of the lower levels units are now fitted with doors and were locked, presumably all internal finishes had been completed. Only the higher levels units are accessible. Sanitary wares and fittings has been fitted into the bathrooms in the mock up unit, as shown: -

Inno brand sink, didn't like the plug that is attached with a chain, would love the pop up type. Ah! Well...

Inno brand WC, well at least it's a push button type. Certainly hope that the bip tap would come with a hose & spray bidet

Ceiling done to Bathroom 1, the compartment for pipes on the left had actually mad the shower compartment a bit small. Dunno why they use this type of ceiling, looks like office ;)

For those who bought some of those top most floor units, the Living area is much higher, I would say about 14 to 15 feet height. Very Grand

Same with the Dining area. The down side, I suppose is that you need more energy in terms of air conditioning to cool the space :)

Works on site is progressing well, actually I hope it could be faster. Well at least Tower 2 is coming up. More exciting times ahead for Tower 2 purchasers...

Tower 2 coming up, one more floor and the northern wing of Tower 1 will be covered.

This time it is about the interior of the apartment units. Most of the units at the Southern wing of Tower 1 had been tiled whereas in some of these units, tiling works are still in progress. Below are some photos: -

More progress site photos . They have commenced external plastering works for the southern wing of Tower 1, for those units facing the pool/playground. So owners of those units prepare to pay more interest as the bank will be releasing the next 10% very soon!

Tower 1, I noticed that they have made some changes to the external walls for the right hand section of this facade. If you look at the photos of the Artist Impression & Scaled Model, there were white fins/hood for all units No. 12. I felt that by doing that they had compromise the look of the building, not to mention cheaper and easier for them to construct.

Dear All,

I came across a disturbing news that the Ayer Hitam Forest Reserve is in Danger! There is an active discussion in Bandar Kinrara Community Forum at the following: -

The State Government had proposed a road right at the edge of the Forest Reserve along the boundary of Bandar Kinrara as shown in the Draft Local Plan. Please go to this website for info: -

The main reason I bought SR is because it is close to the forest reserve... fresh air, more cooling, jungle tracking etc. If the proposed road is being built, want to go jungle tracking also risk being knock down by car :(

The proposed road will also pave the way for more development in the Forest Reserve. Before we know it, the Forest will be all gone! I urge all of you to put in your objections soonest. It can be done at MPSJ website at: -

Please sent in your objection soonest as the deadline is 25 January 2008.

Well it's another year to look forward to. Here are some latest site photos. As can be seen, they had completed the structure works up to 6th Floor. They had also commenced the windows framing works.

For those who bought units at 1st & 2nd Floor of Tower 1, expect to receive the next progress claim from the developer soon! I must say the window for the Living look really good. The high window at the Living will make it really impressive from the inside.

Matters Concerning SR Around BK

Got the following Map from the Draft Local Plan for MBSA, MBPJ & MPSJ. Looks like there is a proposed LRT alignment along the Bukit Jalil Highway with a station located near BK 1.

An issue of concern however, is the proposed development on the hill next to SR. Looks like the are some proposal shown in grey and white (bottom left hand corner of map) that would link Jalan BK 5B to Pusat Bandar Puchong. I wonder about the proposed junction next to the SR 2 site!?

Looks like Units 01 to 04 & 10 to 15 of Tower 1 have reached 4th Floor. Any one out there of these units and floors receive the progress billing from the developer yet? Units 05 to 09 are also catching up.

I also noticed that they had commenced works on ground beams for Tower 2. So, it should be coming up very soon.

Twenty days later from the last update, they have reached 3rd floor (Level 4). As Max commented, it is only the front portion of Tower 1. The works at the back portion of Tower 1 is still catching up at 1st/2nd floor.

Its been a while since I last updated my blog on the progress of works, as works have been extremely slooooooooooow on site. Its one year already that they have wasted! Imagine we could have gotten our apartment 1 year earlier if they had started works at the end of last year. Now let's hope that they can complete the projects in the next 2 years.

The Giant Hypermarket in Bandar Kinrara, BK 5A has finally been completed and the grand opening is tomorrow, 23-08-2007. It will definitely increase the value of SR upon completion . . . . . . . . . . if it ever gets completed at all, as works on site is rather stagnent :(

There seems to be more activities on site recently. Hopefully signs that they are proceeding full swing with the construction works after completing piling works. The site is now in the process of being hoarded. However still no name on the signboard who the Main Contractor is. Do you think Pembinaan Sierra Mal will contruct the building themselves?

Was at the site on Sunday, there seems to be some sort of activities at the Tower 2 area as shown in the photos. I thought they are beginning to cast the floor slab and was wondering why they didn't start with Tower 1. However, a friend of mine told me that they are preparing to do a test pile.

May be they are concentrating on the piling works for Tower 2, so as to be able to bill the purchasers. Even the steel exposed steel bars for the piles in Tower 1 are starting to rust. Should this be a concern?

Not much activities on site over the past few weeks. I think the contractor is rushing to complete the piling works for Tower 2 so that the developer can bill the purchasers of that tower as well.

Thought I noticed some earth movements at the slope next to Tower A! You people be the judge. Isn't the contractor suppose to provide some sort of slope protection upon cutting the slope?

Received the upgrading of electrical points from the developer on 30042007. They are offerring 3 packages for upgrading from the following existing electrical specification: -

I must say the unit prices are rather high. Has the price of copper gone up so much ah!!! The weird thing is that they did not offer additional ceiling fan points which I think is extremely useful. We can't be expected to switch on the Air Cond all the time!!!

Also I noticed that the consulting engineers, E-den Konsult Sdn Bhd is not the same engineer on the project signboard, em . . . . .

Kinrara Cricket Academy is located along Jalan BK 5. However, the entrance is actually located along Jalan BK 5A/1. The oval itself is actually very well maintained. Too bad cricket is not very popular in Malaysia.

Since the government made the anouncement that LRT would be extended from Sri Petaling to Puchong back in August 2006, there had been many discussions over this issue. I came accross the the latest article in The Star last Friday, 20th April 2007 at the following link: -

Progress Payment Stage 2a

Received a progress payment notice from the developer yesterday for Tower 1 with the following Architect's certificate attached. Invoice is dated 13.04.2007 and payment due date is 09.05.2007.

It says completion of piling and foundation of the building. I think piling is completed from what I have seen on site, but what about the foundation bit? Is there anything more to it? What about pilecaps, raft slab, footing and stumps that must be completed as listed in the circular in the Board of Architects website?

I came accross the following link in the website of the Board Of Architects Malaysia which may be helpful to everyone. At least we know what need and need not to be completed when the developer send the bill to us/our end financier for payment. You have to scroll to Page 9, Schedule H which is applicable for sub-divided building.

For the next stage, all foundation works below the lowest floor slab (ie. the car park floor) must be completed including pile caps. Currently, I think they have only completed the piling for Tower 1, I think they still need to do the pile caps before sending out the bill.
