Additional Electrical Points

Received the upgrading of electrical points from the developer on 30042007. They are offerring 3 packages for upgrading from the following existing electrical specification: -

Price Of The Three Packages

Request Form To Be Submitted Within 14 Days

Package A: RM 860.00

Package B: RM 1,410.00

Package C: RM 2,260.00

I must say the unit prices are rather high. Has the price of copper gone up so much ah!!! The weird thing is that they did not offer additional ceiling fan points which I think is extremely useful. We can't be expected to switch on the Air Cond all the time!!!

Also I noticed that the consulting engineers, E-den Konsult Sdn Bhd is not the same engineer on the project signboard, em . . . . .

Passion > Hi Cel, I was out of the country and just came back today..am a little confused cos i did not receive the letter u mentioned. Does this apply to Tower 2 residents as well..? Cos my unit is in Tower 2...

Hi Passion, I think the offer for additional electrical points applies to both Tower 1 and 2. Maybe you should call up the developer and inquire.

A friend of mine told me that we have to be careful when adding the Air Cond. points because the developer is only adding the points and openings at wall leadind to the yard!

Later we may have problem to run the refrigerant pipes and water pipes because the compressor for the Air Cond. units are located near the Yard area. We may end up with unsightly pipes running all over the place. May have to spend extra just to cover all these pipes!

I think this so called offer for additional electrical points has been a worrying trend lately. The developers would price the apartment units lower by offering bare minimum specifications and then offering upgrading packages at ridiculous prices.

I think the cost price of such electrical points would probably be around 2/3 of the price offered. The contractor would then top up their 20% profit and the developer would also top up another 20% profit!

What to do... since we have already signed the SPA... they say that if we don't add the electrical points now, we will not be able to do it after completion of the building as we are not allowed to hack the walls for wiring works as it will affect the building structure.
As you can see, our hands are tied, it’s a situation whereby it’s now or never. Is there any truth to this?

I think they just want to frighten you so that you will confirm on the additional electrical points ASAP. You are not allowed to hack any structural part of the building anyway! Only non-structural internal walls within the apartment unit can be hacked!

However looking at the apartment floor plans, I suspect that they will be using shear walls construction similar to those at Lagoon Perdana Apt in Sunway. If that is the case, certain internal walls within the apartment also cannot be hacked as they form part of the building structure! You may have to check with the developer which walls can or cannot be hacked.

Yup, that's the one right next to the Sunway LDP toll. A few blocks are still incomplete. I don't think they are low cost apartment though.

A friend of mine renovated his apartment last year. He added some additional points and it only cost him RM 100 per power point and that includes hacking and replastering of the walls. Here they can do it before they even do the plastering and it cost RM 130!

He also added Air Cond. points and it cost him RM 350 per point inclusive of concealed refrigerant and drain pipes. The contractor even throw in the installation of Air Cond. unit for free! Here they are asking for RM 300 just for point and opening at walls!
